Property Schedules

We will prepare an informative Schedule of Sales Particulars and will only market the property once the Schedule has been approved by you.

As well as coordinating the viewing for the property. We also offer our clients the option for our estate agency team to carry out the viewings for the property.

We offer our clients a proactive service and will forward property details to members of our mailing list as well as actively following up all viewers.

Home Reports

We will co-ordinate the preparation of a Home Report which is legally required before placing a property on the market for sale. This involves the completion by the client of a Property Questionnaire. The Property Questionnaire is then forwarded to one of our recommended surveyors who will visit the property and prepare a Pre-Sale Valuation Report and Energy Performance Certificate.

Advertising

Details of your property will be displayed on our website and the Aberdeen Solicitors Property Centre website. The ASPC is the most effective advertising channel in Aberdeen and the North East. Almost without exception, anyone looking to purchase in the area will consult the ASPC website or weekly brochure, and your property will remain advertised until it is sold, with no charge beyond the initial insertion fee. Advertising your property in the ASPC is only available through a firm of solicitors.

We will discuss with you the merits and extent to which you wish your property to be advertised in the local press and for niche properties we seek out specific journals specialising in that property type.

Offers

We seek wherever possible to obtain competitive bids for properties at a closing date. Where this is not possible we will negotiate the sale price on your behalf in order to achieve the best possible price in the market at the time.
